How Your Home’s Bedroom Number Affects Marketability

Like elsewhere, homes throughout the Willamette Valley feature a variety of bedroom options. Can you guess the number of bedrooms most popular in our area?

In the graph below, the answer to the most popular number of bedrooms isn’t even close.

Three bedroom homes are by far the most popular in our region. Another related factor is the price per square foot for Willamette Valley properties. The most popular 3 bedroom configuration is also the most expensive, at $130 per square foot. Supply and demand clearly support 3 bedroom homes here.

Larger homes are frequently cheaper per unit of living space. One reason is that after the lot value is factored in, it can become less expensive per unit to increase home size. However, the above chart shows that 2 and 5 bedroom homes both sell at the same unit price of $117 per square foot.

Another explanation for this lower cost per unit among both 2 and 5 bedroom homes is their lower-than-average demand. One added limiting factor is the seriously high average price of $362,242 for 5 bedrooms. And demand is smaller on the lower end, too. Even with the significantly smaller average price for 2 bedroom homes, many buyers want more space than what a smaller home offers.
